The following list of inclusions relate to standard plans in the Ron Cullen Homes collection, unless otherwise stated.
We pride ourselves on being able to offer a true fixed price contract. NO HIDDEN COSTS!

External Inclusions:

  • Bricks - an extensive range of Austral and Boral bricks available to choose from,
  • Remote sectional panel garage door (choice of profiles),
  • FULL INSULATION:
    • ceilings insulated with R 3.5 Batts. (except garage, patios and porch),
    • external walls insulated with R 1.5 Wall Batts and sisalation,
  • Entry door - your choice from the Hume Vaucluse range,
  • Aluminium framed sliding windows and doors, including key-lock handles,
  • Aluminium flyscreens to all windows and sliding doors,
  • Energy efficient Rheem Heat Pump hot water system,
  • Weather seals to all external doors,
  • 2 garden hose taps fitted with non-return valves, positioned on the house to suit you,
  • Safety switches to meter box - complies with Australian Standard,
  • Colorbond roof, fascia and guttering,
  • All porch and patio areas shown on plans are under the main roof and finished with stencilled concrete floor,
  • Choice of 3 clothesline types - rotary, extender line or wall-mount.

Internal inclusions:

  • Internal doors from the Hume Accent range,
  • Privacy locks to doors in main bedroom, bathroom and wc,
  • Plasterboard to walls and ceilings,
  • Pine-ridge sheeting to garage walls,
  • Villaboard to all wet areas,
  • Built in robes, vinyl sliding doors with white melamine shelving, hanging rail and hat shelf,
  • Fully painted with 3 coats of high quality paint. Full gloss paint to doors, architraves and skirtings,
  • Electrical:
    • Smoke detectors, hardwired to comply with BCA,
    • 2 fan/heater/lights to bathroom & ensuite,
    • 2 telephone points,
    • 2 television points,
    • Generous light and power point allowance.

Tiling Inclusions:

  • An allowance of $25/m2 from our special selection range of tiles. (feature tiles not included),
  • Tiles to 2m high in shower recesses,
  • Tiles to 400mm high on laundry splashback,
  • Tiles to 600mm high on kitchen splasthback,
  • 1 tile skirting to bathroom, ensuite, wc and laundry floors,
  • 1 row of tiles over vanities extending full length of mirror,
  • Tiled recessed shower bases,
  • Waterproofing to comply with BCA.

Kitchen Inclusions:

  • Custom built laminated kitchen cupboards,
  • Laminated bench tops with post formed edges - a huge range of colours to choose from,
  • Overhead cupboards as marked on your plan,
  • Pot drawers under wall oven tower if on plan,
  • Westinghouse cooktop, oven and rangehood, your choice of white or stainless steel,
  • 1½ bowl stainless steel left or right hand draining kitchen sink, and
  • High quality chrome flickmixer tap.

Bathroom, toilet and Laundry Inclusions:

  • Your choice of standard colours for aluminium shower frame. Chrome included,
  • Stylish clear glass to the pivot shower door in ensuite and bathroom,
  • Ceramic soap holders to shower recesses,
  • A choice of high quality chrome or powder coated tapware,
  • White dual flush water saving toilet suites,
  • Custom built laminated vanity units in bathroom and ensuite, with white china basins,
  • 1 set of drawers to each bathroom vanity - where sufficient space available,
  • 1500mm long white bathtub from builder's selection,
  • Double towel rails to each bathroom and ensuite and toilet roll holders from builders selection,
  • 45L laundry tub with cabinet, or insert tub - depending on the plan, and
  • Aluminium framed mirrors above the length of the vanity to ensuite, bathroom and powder room if present.

Site Preparation & General Inclusions:

  • Assistance with colour selections from our professional interior designer,
  • Cypress wall framing - treated pine roof trusses,
  • Plans prepared in-house by our qualified building designer and submitted to council for approval,
  • Standard council application fees and permits all included,
  • QBSA Insurance and Public Liability insurance during construction,
  • Allowance for 600mm fall across building platform,
  • Built to 'N2' or 'N3' wind loadings as required by the BCA,
  • Slab and foundations designed and certified by local experienced engineers,
  • Allowance for foundations up to "M" class soil. Traditional foundation design - NO WAFFLE PODS OR SCREW IN PIERS,
  • Allowance for 6 metre street setback,
  • 6 month maintenance period,
  • 6 year structural guarantee,
  • Your home is cleaned on completion and site cleaned and levelled, and
  • Termite treatment to Australian Standard 3660.1-2000 with Termimesh Physical Termite Barrier parts A and B.
